Our Airbnb property management services
What is Airbnb property management, and what exactly do we do?
An Airbnb property manager takes on the entire running of a short-term rental: the listing, the guests, the upkeep of the property and the pricing strategy. You remain the owner and the decision-maker — we handle the day-to-day and the returns. At Care Concierge, everything is in-house: cleaning, maintenance, accounting and marketing are our own teams, not subcontractors.
Guest communication, 7 days a week
A dedicated team based in the valley answers guests every day, by phone, through the platform inboxes and on our own direct booking site.
Listing creation and optimisation
Written and optimised by a rental marketing specialist: better visibility in search results, a higher conversion rate and stronger positioning.
Cleaning to hotel standards
Carried out by our own hotel-trained teams, with a quality check after every departure. Paid by the guest, not by you.
Professional linen and laundry
Hotel linen handled by a specialist laundry: consistent hygiene, quality throughout and stock rotation managed for you. Included in the commission.
Dynamic pricing
A revenue management specialist adjusts your rates every day according to the season, local demand and events in the valley, to maximise your annual income.
Maintenance and technical callouts
Our in-house technical team handles routine work and coordinates qualified tradespeople when needed, including emergencies.
Professional photography
A professional photographer shows the property at its best. It is the single biggest driver of a listing's appeal, and it is included from the day we take the property on.
Financial tracking and reporting
An owner portal gives you your bookings, income, occupancy rate and performance in real time, without having to ask for them.
Airbnb property management pricing
How much does Airbnb property management cost? Our pricing, in plain terms
A single line on your invoice: 19% including VAT on the gross booking amount. No joining fee, no monthly subscription, no percentage that shifts with the season. Here is exactly where the money from a booking goes.
Yours — direct booking
Our commission, every channel
The gross amount is the accommodation price paid by the guest before platform fees. Cleaning fees and tourist tax are not part of the calculation of our commission.
Example — a €1,000 booking through Airbnb
| Accommodation price (5 nights × €200) | €1,000.00 |
| Platform commission — approx. 15% | − €150.00 |
| Care Concierge — 19% incl. VAT on the gross | − €190.00 |
| You receive | €660.00 |
| Cleaning — paid by the guest | not included |
| Tourist tax — collected and remitted | not included |
Example taken from our owner guide. On a direct booking through our own site no platform commission is charged, so you receive roughly €100 more — close to 10 extra points of income. See the full pricing.

Is using a property manager actually worth it?
That is the real question, and it deserves an answer in numbers rather than an argument. A property manager is only worth having if the extra income it generates — a better listing, better rates, better occupancy, direct bookings with no platform commission — exceeds its commission. That is exactly what our free estimate works out for your property, based on the real performance of comparable homes we manage in your commune.
How it works
From your first call to your first payment
Four steps, and roughly two to three weeks between the first conversation and your listing going live.
Estimate and visit
We look at your property and its area, then give you a reasoned income estimate. With no commitment on your part.

A professional photo shoot, the listing written, and publication across every platform as well as our own direct booking site.
Management and payments
We handle guests, cleaning, linen and maintenance. You follow your income on your portal and receive your payments.

Frequently asked questions
FAQ — Airbnb property management in the Mont-Blanc Valley
How much does your Airbnb property management service cost?
Our commission is flat: 19% including VAT on the gross booking amount, meaning the accommodation price paid by the guest before platform fees. Cleaning fees, which the guest pays, and the tourist tax are not part of that calculation.
No joining fee, no subscription, no hidden costs. See our pricing in full.
Who pays for the cleaning?
Cleaning fees are paid directly by guests. That lets us keep our commission competitive while maintaining a high standard of service.
Our pricing strategy accounts for those fees so your property sits at the right price against the competition, without eroding your returns.
Is Airbnb property management genuinely worth it?
It comes down to the gap between what professional management brings in and what it costs. The levers are concrete: a better-positioned listing, rates adjusted daily rather than set once for the season, higher occupancy, and direct bookings that avoid platform commission — close to one in four with us in 2025.
Rather than asking you to take our word for it: our free estimate puts a figure on your property’s potential, based on the real performance of comparable homes we manage in your commune.
Do you offer in-person check-in?
We favour secure self check-in — a key box or a smart lock — together with a detailed digital guide: how to get in, how the equipment works, local recommendations and useful contacts.
Our team stays available 7 days a week by phone or video call, particularly for late arrivals. An in-person welcome can be arranged on request.
How does the pricing optimisation work?
Pricing is handled by a revenue management specialist who adjusts rates daily according to the season, local events, demand and how the market is performing.
We adapt where your property sits on price to stay competitive while maximising the owner’s total annual income — which is not the same thing as maximising the price of any one night.
Can I follow my bookings and my income?
Yes. Every owner has access to a dedicated portal showing bookings, income generated, occupancy rates and the property’s overall performance — openly, and without having to ask for it.
Am I tied in for a fixed period?
No. The contract can be ended at any time, with no penalty and no minimum term. Stays already booked are honoured through to their end.
What happens if something goes wrong or gets damaged?
Our team arranges whatever is needed straight away, through our in-house technical service and our network of qualified tradespeople. Platform deposits and insurance are called on where necessary to protect your interests.
Do you cover the whole Mont-Blanc Valley?
We work in Chamonix-Mont-Blanc, Argentière, Les Houches, Saint-Gervais-les-Bains, Megève, Combloux and Sallanches, with a local team in each area and three offices in Les Houches, Sallanches and Megève.
Do you provide para-hôtellerie services?
Our services already cover the operational basis of para-hôtellerie: linen, cleaning and guest welcome. For the tax implications, see our para-hôtellerie versus furnished rental comparison and our complete guide for owners.
