Who pays for cleaning on an Airbnb rental?

At Care Concierge, the guest does — exactly as in a hotel. The cleaning fee is charged to them at the time of booking. You never receive a cleaning invoice, and that fee is not part of the base on which our 19% commission is calculated.

Why this does not hurt your occupancy rate

That is the real question. A badly calibrated cleaning fee drives away short stays and pushes a listing down the rankings.

Our revenue manager therefore treats the cleaning fee as one component of the property’s overall pricing position, not as an isolated line item. The aim is twofold: cover the service in full, and stay competitive against comparable listings across the valley.

It is a daily judgement call, not a figure set once for the season.

Our teams

In-house teams, never subcontracted

Our housekeeping staff are employed by Care Concierge. We call on an outside contractor only in exceptional circumstances — an unforeseen peak, a last-minute absence — and never as a way of operating.

This is the most concrete difference between a local property manager and a platform that hands jobs to whoever happens to be free.

Supervision

Two area managers

One covering the Chamonix valley, the other Saint-Gervais, Sallanches, Megève and the neighbouring communes. They are the ones who sign off that a property is ready — never the person who has just cleaned it.

Eighteen housekeeping staff and two area managers, all employed by Care Concierge, cover the valley from Argentière to Praz-sur-Arly. No turnover is declared complete without a manager’s inspection.

Laundry

Linen goes out to a professional laundry

No linen is washed inside your property. No machine running during the turnover, no sheets hung up in the bathroom, no towels drying on a radiator in the hope that they will be ready for the arrival.

We work with two partner laundries, not one. That is deliberate: if one is at capacity or out of action, the other takes over. There is no single point of failure between your guests and clean bed linen.

Our laundry contract covers close to double the number of linen sets we actually need. That is what keeps a Saturday of back-to-back check-outs, or a school-holiday week, from ever catching us short: the clean linen is already there before we need it.

Every size, all year round

Single, double, king size: we hold stock in every format, so we never depend on what a property happens to own. A spare sofa bed occupied at the last minute does not hold up an arrival.

The turnover

A turnover day, hour by hour

We do not work through a fixed schedule in order. Our teams follow actual check-outs: a guest who left the previous evening means one turnover gained; a property still occupied is skipped and picked up later in the day.

One bag of clean linen prepared and labelled per property, before the teams set off on their rounds. Nothing is decided on site.

Morning

Empty properties first

An early departure, a shortened stay, a guest gone at six in the morning: every property freed up early moves the round forward. The schedule reorganises itself around these actual check-outs.

Late check-outs

A reasonable late check-out request is accepted whenever the round allows it. The team sees it immediately, skips the property and comes back. No guest is woken up to keep a schedule.

An independent check against a checklist. A property is only declared ready at this stage — never by the person who has just cleaned it.

Guest arrival

Our check-in time. No arrivals before 5 pm, unless an early check-in has been paid for — or the property is already cleaned and inspected, in which case we do not keep anyone waiting.

Seven hours, no more

Between 10 am and 5 pm, everything has to be done, checked and put back in place. A studio takes forty-five minutes to an hour; a large chalet can take three or four. In that case we do not send one person for longer — we send two or three teams at the same time.

It is this seven-hour window, not the size of the property, that defines what we do. A deep clean, a declutter or a restoration job does not fit inside it: those are different trades, and we do not practise them.

What we cover

What we do not do — and why

Better said now than after a wasted phone call. Our cleaning service is not sold separately: it exists solely for the properties whose rental management we handle.

No one-off cleans

We do not work on a property we do not manage, not even occasionally, not even in low season.

No commercial cleaning

No offices, no shops, no communal areas of a building, no post-construction cleans.

No restoration or deep cleans

We do short-term rental turnovers. Deep cleaning, decluttering and restoration after damage belong to a different trade.

No subcontracting

We do not take on cleaning for other property managers, agencies or platforms.

This is not a principle, it is a matter of capacity

Our eighteen staff are sized for the properties we are responsible for, and nothing more. In high season each of them runs five to eight turnovers in a day — that is ninety to a hundred and forty turnovers a day across the valley. A Saturday of check-outs leaves no slack: every person has their round, their access and their timings, set the evening before.

Taking on outside work would mean borrowing time from the owners who have already entrusted us with their property. That is precisely what we refuse to do — and it is what lets us hold the standard when everyone else is stretched.

The team carries out a photographic inventory on arrival, before starting the clean. Any damage is documented and reported immediately, which allows the deposit or the platform’s insurance to be activated if needed. An exceptional clean can be arranged so the next arrival is not delayed.
