Comparing property managers in the Chamonix valley is harder than it looks: most do not publish their commission. This article reviews fifteen providers operating between Chamonix and Sallanches and records, for each one, what is set down in black and white on its own website — and what is not.
The method is deliberately narrow. No scores, no ranking, no reviews: only published information, verifiable by any owner, and dated. Where something is not published, it is marked as such — which means neither that it does not exist, nor that it would be unfavourable.
A necessary disclosure: this article is published by Care Concierge, which appears in the comparison. That is precisely why it rests only on public sources, all cited at the foot of the page, and why it points out where a competitor does better. There are such places.
Table of Contents
At a Glance, in Order of Importance
- Fifteen property managers operating between Chamonix and Sallanches were reviewed. Three publish their commission online; twelve do not.
- The three published rates: Poulard&Co 15 %, Care Concierge 19 % incl. VAT, Cham’Concierge 20 %.
- Those three numbers do not compare directly: Cham’Concierge charges after the platform’s commission, and Poulard&Co states neither its basis nor its VAT treatment.
- On a €1,000 booking, Care Concierge is the most expensive of the three on rate alone: €190 against €170 and €150.
- But cleaning and linen are billed on top at Cham’Concierge and included at Care Concierge and Poulard&Co: only a full written quote settles it.
- Of the eleven competitor sites that could be read, none offers an instant online income estimate. Three sites could not be reached, and nothing is claimed about them.
1. What the Fifteen Property Managers in the Valley Actually Publish
Method. The official websites of all fifteen providers were read page by page on 15, 16 and 18 September 2026. Only text published by the company itself was used. Figures repeated by third-party directories were deliberately not reused: several proved inaccurate on checking. Each provider is linked to its source at the end of the article.
The result fits in two lines: three providers out of fifteen publish their commission; twelve do not. And of the eleven competitor sites that could be read, none offers an instant online income estimate.
- Cham’Concierge (chamconcierge.com) — 20 %, charged on what remains after the booking platform takes its own commission, which its site puts at roughly 16.3 % of the Airbnb nightly rate. Cleaning, linen, photography and an owner portal are included. More than 50 properties, one-year minimum term, renewable, with an affiliated estate agency.
- Poulard&Co (poulardandco.com) — 15 % of rental income. Neither the basis of calculation nor the VAT treatment is stated. Linen, cleaning, photography and owner insurance included, distribution across six platforms. Chamonix, Saint-Gervais, Megève and Sallanches.
- Care Concierge (careconcierge.fr) — 19 % including VAT, on the gross amount. Linen and consumables included; guest-stay cleaning is billed to the guest, outside the commission. More than 250 properties managed, with no minimum size.
- Mana Homes (mana-homes.com) — an openly high-end position, with an advertised minimum size of 100 m². Cleaning and linen included. Commission not published.
- Emerald Stay (emeraldstay.com) — twenty properties advertised in Chamonix, positioned around “prestige properties”. Commission not published.
- The other ten — Chamkeys Prestige, Chamonix Conciergerie, Chamonix Immobilier, Chamserve, Conciergerie de Caractère, Cozee Rentals, Mont Blanc Conciergerie, Pangea Services, Perrine C. and Petite Conciergerie de l’Arve publish no pricing at all: everything goes through a quote request.

“Not published” means the information does not appear on the provider’s own website on the date it was read — not that it does not exist, and not that it would be unfavourable. This table compares what is published, not the quality of the service. Sources and links at the foot of the page.
2. Why 15 %, 19 % and 20 % Do Not Compare Directly
Three providers advertise a rate: Poulard&Co 15 %, Care Concierge 19 % including VAT, Cham’Concierge 20 %. Lined up in a table, those three numbers look like a ranking. They do not measure the same thing, because they do not apply to the same base.
Cham’Concierge charges its 20 % on what is left after the booking platform has taken its own commission. Its own site puts that at roughly 16.3 % of the Airbnb nightly rate. Care Concierge charges 19 % including VAT on the gross amount paid by the guest. Poulard&Co advertises 15 % without stating the base, or whether the rate includes VAT.
A worked example — a €1,000 booking with a 15 % platform commission:
- Gross paid by the guest: €1,000
- Platform commission: −€150 — leaving €850
- Care Concierge, 19 % incl. VAT of the gross: €190
- Cham’Concierge, 20 % of the net: €170
- Poulard&Co, 15 %: €150 on the gross, or €127.50 on the net
On this example, Care Concierge is the most expensive of the three. That is what the published figures give, and there is no reason to dress it up.
Two qualifications soften it without cancelling it. If Poulard&Co’s 15 % is quoted before tax, it comes to 18 % including VAT at the standard rate — one point away from 19 %. And at Cham’Concierge, cleaning and linen are billed on top of the commission, where they are included at Care Concierge and at Poulard&Co. The advertised percentage does not tell you the final cost: only a complete quote does.
3. Exactly What the Care Concierge Commission Covers
Care Concierge charges 19 % including VAT on the gross amount rented, with 20 % VAT already inside that figure, with no variation by season or occupancy. Guest-stay cleaning is billed directly to the guest with the booking: it does not enter the commission calculation and does not reduce the owner’s income. Household linen and everyday consumables — coffee, toilet paper, soap, shower gel, shampoo — are included at no extra charge. Tourist tax is collected from the guest and passed to the commune.
Billed separately, and the mandate lists them: cleaning and linen for the owner’s own stays, repairs and works at the contractor’s actual cost with no mark-up, in-person check-in when requested as an option, and the platform or payment fees specific to each booking channel.
This is the only entry in the comparison where the information is available at that level of detail, for want of an equivalent publication by the other providers.
4. What Twelve of the Fifteen Sites Do Not Say
Not publishing a price is not a fault in itself. Several providers work on quotation because they tailor the offer property by property, and a tailored quote may well come in below an advertised rate.
It does have a practical consequence: an owner comparing twelve of the fifteen can only do so after arranging twelve appointments. Two cases are worth flagging because they set up an expectation the page does not meet: Chamonix Conciergerie advertises “transparent pricing” without publishing a price, and Petite Conciergerie de l’Arve advertises a “Nos tarifs” page that carries no figures.
An immediate figure is rarer still than a published price. On 18 September 2026 the fourteen other providers’ websites were reviewed for one precise question: can an owner get an income estimate that appears on screen, without waiting for a salesperson to call back? Eleven sites could be read, and none offers it. Three could not be reached that day — Poulard&Co, Chamonix Conciergerie and Petite Conciergerie de l’Arve — and nothing is therefore claimed about them.
Three providers do display the word “estimation”, but it opens a form: Cham’Concierge (“Estimer mon bien”), Emerald Stay (“Remplissez le formulaire ci-dessous pour obtenir une simulation de rentabilité”) and Chamonix Immobilier, whose page states that this is a “pré-estimation en ligne” and that “notre équipe étudie les informations communiquées et revient vers vous” — and that one is a sale-price valuation, not a rental-income estimate. The other eight sites checked offer no estimation of any kind.
- Studios with very high fixed costs (common in Mégève): if our fees wouldn't leave enough margin, we tell the owner directly to self-manage and hire an independent cleaning company
- Large but very outdated properties: accepting these as-is risks hurting them, particularly through bad reviews that would weigh on their reputation long-term
- In these situations, we run the numbers and, if needed, visit the property before giving the owner a final answer
5. Different Positions, All Legitimate
The fifteen providers are not chasing the same clientele, and that is good news for owners. Mana Homes takes an openly high-end position with its 100 m² minimum: coherent for anyone who owns a large chalet and wants a specialist in that segment. Emerald Stay advertises twenty properties in Chamonix and claims “prestige properties”. Chamkeys Prestige shows fifteen. Chamonix Immobilier and Cham’Concierge attach their management arm to an estate agency, which makes sense for an owner who may sell in time. Poulard&Co and Mont Blanc Conciergerie cover the wider valley, from Sallanches to Saint-Gervais.
Care Concierge manages more than 250 properties, from a well-kept studio to a group chalet sleeping twelve, with no minimum size. That is not a better model: it is a different one, suited to different owners. Anyone with a 250 m² chalet in Megève has good reason to talk to the specialists in that segment too.
6. How to Compare Property Manager Offers Effectively
If you’re comparing several providers, always ask: the exact commission rate and how it’s calculated (gross or net), who pays for cleaning and linens, whether there are setup or photography fees, and whether the provider has ever turned down a property (one that accepts everything, without ever saying no, doesn’t always have an incentive to tell you the truth about profitability). Our guide on how to choose an Airbnb property manager covers every criterion worth checking.
FAQ – Traps to Avoid
No simple answer is honest, because twelve of the fifteen providers publish no price. Among the three that do, Poulard&Co advertises the lowest rate (15 %), ahead of Cham’Concierge (20 % charged after the platform commission) and Care Concierge (19 % including VAT on the gross). On a €1,000 booking with a 15 % platform commission that is €150, €170 and €190 respectively. But Cham’Concierge bills cleaning and linen on top, and Poulard&Co states neither its basis nor its VAT treatment. The advertised rate does not tell you the final cost: only a written quote does.
On rate alone, yes: €170 against €190 on a €1,000 booking, because its 20 % applies to what is left after the platform commission. The gap then narrows, because cleaning and linen are billed outside that rate at Cham’Concierge while they are included at Care Concierge. The comparison is only settled with two complete quotes in front of you.
Because they are not always up to date. Several online directories list the valley’s property managers; on checking, some publish out-of-date commissions, stale property counts, or attribute a price to providers who publish none. This article relies only on the official websites, with the date it was read and a link to every source at the foot of the page.
Rarely. On 18 September 2026 the websites of the fourteen other providers in the valley were reviewed: eleven could be read, and none offers an immediate on-screen calculation. The three that display the word “estimation” — Cham’Concierge, Emerald Stay and Chamonix Immobilier — open a form, with a human reply later. Three sites could not be read that day, and nothing is claimed about them.
The Care Concierge estimator calculates in the browser itself: you choose the commune, the property type, the number of bedrooms, the capacity and the months you intend to let, and a range of net income appears immediately, in three scenarios — conservative, expected and high. No appointment is needed to see the figure.
Most often because the property’s running costs — service charges, mortgage, taxes — are too high against its real letting potential, or because its condition would not allow guests to be received properly. Two providers publish explicit criteria: Mana Homes only accepts properties from 100 m² upwards, and Emerald Stay positions itself around “prestige properties”.
No, and it is rarely published. Of the fifteen providers studied, only three set out how cleaning is handled. Cham’Concierge bills it separately, outside its commission. Poulard&Co states it is included in its 15 %. At Care Concierge, guest-stay cleaning is paid by the guest with the booking and does not enter the commission calculation. For the other twelve, the information is not public.
It depends on the provider. Mana Homes advertises a 100 m² minimum and Emerald Stay a “prestige properties” position; others publish no criteria at all. Care Concierge manages more than 250 properties with no minimum size, from studios to group chalets. Anyone with a large chalet has good reason to speak to the specialists in that segment as well.

The links above carry nofollow, the standard treatment for a cited source. They are here for a simple reason: a comparison that asks for transparency has to let you check every line yourself.
Why directories are not cited as sources. Several online rankings list the valley’s property managers. On checking, some publish figures that do not match what the companies themselves state — out-of-date commissions, stale property counts, prices attributed to providers who publish none. That is why only primary sources were used here.
One closing word. The fifteen providers named here are established local businesses that do their job and have satisfied owners. This comparison does not say which is best: it says what each one publishes, and nothing more. The rest — how well you get on with the team, how quickly someone answers on a Sunday in February, how well they know your neighbourhood — cannot be read off a table. Meet two or three, ask for a written quote, and choose the one you feel comfortable with.
