Comparing Airbnb property managers in Chamonix takes more than reading a headline percentage. We reviewed the official websites of the 4 main property managers operating in Chamonix, verified each claim directly on their public pages, and clearly flag what isn’t disclosed rather than guessing.
This isn’t just a marketing exercise: on some points, we aren’t the best fit (see section 5), and we regularly turn down properties when our fees wouldn’t be profitable for the owner (section 4). And no, a lower headline percentage doesn’t automatically mean cheaper — see the worked example in section 2.

1. What We Could Actually Verify About the 4 Main Chamonix Property Managers
Method: we checked each provider’s official pages in August 2026 and verified the published text directly, exactly as an owner comparing options would. When information wasn’t published, we say so rather than estimating it.
- Cham’Concierge (chamconcierge.com) — the only one in this group to publish a rate: 20% of rental income, calculated after platform commissions are deducted. Cleaning and linen are organized but billed separately by property, outside that 20%
- Cozee Rentals (cozee.fr) — advertises linens, towels, welcome kits, and photography included, and no fees for the owner's personal use. Commission not disclosed, quote-only
- Chamserve / Chamonix Holidays (chamserve.com) — offers packages ranging from basic to fully tailored. No public pricing information, everything goes through a quote request
- Mana Homes (mana-homes.com) — positions itself as luxury: the site states a minimum floor space of 100m² for accepted properties. Commission not disclosed

2. Why 19% Doesn't Compare Directly to 20%
Of the 4 property managers studied, Cham’Concierge is the only one publishing a commission alongside Care Concierge: 20%. But that commission is calculated on the amount left after the platform’s own commission (Airbnb, Booking.com, etc.) is deducted, while our 19% is calculated on the gross amount paid by the guest. That’s not the same base, so it isn’t directly comparable.
Concrete example, on a €1,000 booking with a 15% platform commission (figures taken from our prices page):
- Gross amount paid by the guest: €1,000
- Platform commission (15%): −€150
- Amount paid out to the provider: €850
- Care Concierge — 19% incl. tax on gross (€1,000): €190
- Cham’Concierge — 20% of net (€850): €170
In this example, Cham’Concierge’s commission is €20 lower — before adding its cleaning and linen, billed separately, and before knowing whether its 20% includes VAT (not publicly stated). That’s exactly why it’s worth comparing the full quote, not just the headline percentage.
3. What Our 19% Covers, and What's Billed Separately
Our commission is 19% incl. tax on gross rental income, with 20% VAT already included, with no distinction by season or occupancy. For a standard guest stay, cleaning is charged directly to the guest as part of the booking (it doesn’t factor into our commission and doesn’t reduce your income), and linens as well as standard consumables (coffee, toilet paper, soap, shower gel, shampoo) are included in the service at no extra charge. Tourist tax is collected from the guest and remitted to the town hall by us.
In the interest of transparency, a few specific cases remain separately billed, as stated in the management mandate: cleaning and linen for your own personal stays (at mandate rates), repairs and works (at the supplier’s actual cost, with no Care Concierge markup), an in-person welcome if requested as an option, and platform/payment fees specific to each booking channel. 4. We Don't Take Every Property
We’re not trying to sign as many contracts as possible. Before accepting a property, we run the numbers with the owner — HOA fees, mortgage payments, taxes — to check that professional management genuinely stays profitable for them. Sometimes the honest answer is no.
- Studios with very high fixed costs (common in Mégève): if our fees wouldn't leave enough margin, we tell the owner directly to self-manage and hire an independent cleaning company
- Large but very outdated properties: accepting these as-is risks hurting them, particularly through bad reviews that would weigh on their reputation long-term
- In these situations, we run the numbers and, if needed, visit the property before giving the owner a final answer
5. Studio or Group Chalet: We Don't Only Target Luxury
Some operators in the valley, like Mana Homes, explicitly position themselves as luxury: their site states a minimum floor space of 100m² for accepted properties. That’s not our approach. We manage quality properties at every level: from a well-kept studio to a group chalet for 12. What matters to us is that the property is properly maintained and able to host guests well — not its size or standing.
That’s also part of why we turn down certain properties (see section 4): we’d rather say no to a large, outdated chalet than list it under conditions that would generate bad reviews.
6. How to Compare Property Manager Offers Effectively
If you’re comparing several providers, always ask: the exact commission rate and how it’s calculated (gross or net), who pays for cleaning and linens, whether there are setup or photography fees, and whether the provider has ever turned down a property (one that accepts everything, without ever saying no, doesn’t always have an incentive to tell you the truth about profitability). FAQ – Traps to Avoid
Impossible to say for certain, and be wary of any answer that oversimplifies it: Cham’Concierge publishes 20% on the net amount (after platform commission), while Care Concierge publishes 19% on gross. On a €1,000 booking with a 15% platform commission, that’s €190 with us versus €170 with Cham’Concierge, before their cleaning and linen billed on top. The percentage alone isn’t enough to compare.
Not necessarily. Their 20% is calculated after the platform commission (a smaller base), but their cleaning and linen are billed on top, outside that rate. At Care Concierge, guest-stay cleaning and linen are included. Always ask for the full quote, not just the percentage.
Most often, because the property’s costs (HOA fees, mortgage payments) are too high relative to its real rental potential, or because the property is too outdated to host guests well. We’d rather say so clearly than sign a contract that wouldn’t benefit the owner.
