Property Manager or Self-Management: Pros, Cons, and How Much Time It Really Takes

“I can manage this perfectly well myself and save the commission” — that is where a lot of owners start, and they are not wrong. But it often leaves out the real cost of self-management: the time, being permanently on call, and coordinating contractors you have not yet met. This guide compares the two options honestly, without assuming that a conciergerie (property management company) is always the right answer.

If you have already decided to go through a conciergerie, our guide on how to choose one will help you avoid unpleasant surprises.

At a Glance, in Order of Importance

1. What Self-Management Really Involves Day to Day

Managing a property yourself is not just about answering guest messages. It also means finding and coordinating a cleaning team available at every changeover, managing listings across several platforms, setting and adjusting rates, and above all being reachable — or having someone who is — when something goes wrong during a stay, including at night.

Worth remembering: self-management works well when you live close to the property and are available. It quickly becomes heavy going as soon as either of those is missing.

2. The Economics: Commission vs the Real Cost of Your Time

A conciergerie commission of 18-28% looks steep on paper. But an honest calculation has to include the real cost of self-management: the time spent coordinating cleaning, managing listings and answering emergencies, and the financial risk of a problem handled badly (a cancellation, a negative review, a guest locked out).

3. When a Conciergerie Clearly Pays Off

Three situations tip the balance clearly towards a conciergerie: you do not live near the property (a second home, an overseas owner), your time is worth a great deal elsewhere (a demanding job), or you are running several properties at once. In those cases, the opportunity cost of self-management far exceeds the commission.

4. When Self-Management Still Makes Sense

Conversely, self-management genuinely holds up if you live very close to the property, you have time available and you enjoy dealing with guests directly. Some owners even make it a deliberate choice, to keep full control over the experience they offer, beyond the pure economics.

5. The Hybrid Model: What Some Owners Do In Between

There is a middle option: delegating only certain tasks (cleaning, guest check-in) while keeping listings and pricing in your own hands. This hybrid model suits owners who live near the property and want to lighten the operational load without handing over everything. It does still mean coordinating several contractors yourself, which limits how far it goes beyond a certain volume.

6. How to Decide for Your Own Situation

Ask yourself three simple questions: how far are you from the property? How many hours a week can you realistically give it? What is that time worth elsewhere? If the answers point towards distance, limited availability or a high value on your time, a conciergerie such as Care Concierge becomes the more rational option — not merely the more comfortable one.

FAQ – Conciergerie or Self-Management

It depends heavily on your occupancy rate and how many properties you have, but expect several hours a week at the very least in high season: coordinating cleaning, messaging guests, managing listings, and being available in an emergency — including outside office hours.

Yes, that is the hybrid model: delegating cleaning and guest check-in while keeping control of listings and pricing, for example. It does still mean coordinating several contractors yourself.

No, not systematically. If you live very close to the property, have time available and handle emergencies well, self-management can remain economically sound. A conciergerie becomes clearly advantageous as soon as distance or a lack of time come into play.

That is precisely the weak point of self-management: without a reliable stand-in, an emergency while you are away can go wrong quickly (a guest locked out, a breakdown left unresolved). Some owners arrange one-off cover with a conciergerie for those periods.

There is no universal threshold, but from two or three properties managed at once, coordination becomes markedly more complex — especially if the properties are in different communes across the valley.
