Direct booking pays you more, but it is not free: the rate shown on our own site is deliberately lower (around 3%) to attract the guest, and card processing costs 1.5% + €0.25 for a standard European card, rising to 3.15% + €0.25 outside the euro zone — these are Stripe’s published rates, which anyone can check.
The platforms charge these fees too: Vrbo adds 3% processing on top of its 5% commission, Booking.com 1.1 to 3.1% through its payment system; Airbnb includes them in its commission. Our commission never moves: 19% including VAT on the gross amount. See the full price list

Estimate and visit
We come and see the property and give you a figure-based estimate of your income, with no commitment.
Handing over management
You sign a mandate you can end, with no minimum term. Advice on furnishing, and a key box installed.
Photos and going live
A professional photo shoot, then publication on Airbnb, Booking.com, Vrbo and our own direct site.
Management and payments
Guests, cleaning, linen, maintenance. A monthly statement, and payment as the money comes in.

What commission do you charge?
19% including VAT on the gross booking amount, with 20% VAT included. Cleaning and the tourist tax are paid by the guest and do not enter this calculation. No subscription, no set-up fee, and no mark-up on tradespeople. See the detail
Am I tied in for a minimum period?
No. The mandate can be ended under the conditions set out in the contract, with no minimum term. If an owner no longer wants to work with us, we do not hold on to them.
Is direct booking really better for me?
Yes, but it is not free. The direct rate is deliberately about 3% lower, and card processing costs 1.5 to 3.15% + €0.25. On a booking equivalent to €1,000 you receive €755 to €771 instead of €660 — so €95 to €111 more.
Which towns do you cover?
Chamonix-Mont-Blanc, Les Houches, Argentière, Saint-Gervais-les-Bains, Sallanches, Combloux, Megève and Passy.
Can I use my property whenever I want?
Yes. You block your own dates at any time from your owner portal, apart from bookings already confirmed. Cleaning and linen for your own stays are charged at the rate set out in the mandate.
When do I get paid?
As the money comes in, following the schedule in the mandate. The platforms pay out with a delay after the guest arrives. You receive a detailed monthly management statement.
Who deals with the tourist tax?
We collect it from the guest, declare it and pay it to the town hall on your behalf.
