What a seasonal let is, and what it is not
Between a holiday rental booked by the night and a year-round lease there is a middle option that few agencies in the valley set out clearly: a furnished property let for a whole season to someone who comes here to work, ski, climb, or simply spend a few months in the mountains.
A winter season
December to March. This is the period we are asked for most: lift and hotel staff, instructors, families spending the winter here, remote workers following the snow.
A summer season
Mid-June to mid-September. Alpinism, trail running, seasonal work, long family stays. Chamonix has two real high seasons and the second one is often overlooked.
Off-peak, far cheaper
October, November and early December; April, May and early June. The valley is quiet and rents fall to close to half what they are in high season. This is the window for anyone coming to work, to look for a job in the valley, or simply to avoid the crowds.
This is not a holiday rental. You are not booking by the night and there is no cleaning fee between stays: you occupy the property continuously for the agreed period. Nor is it a year-round lease. If you are looking to settle in the valley for the long term, our long-term letting page is the one you want.
The five villages we cover
We manage properties across the whole Chamonix valley. Availability changes from one season to the next, so tell us which area you would prefer and we will give you a straight answer about what is free on your dates.
Chamonix-Mont-Blanc
The town centre, Les Praz, Les Bossons, Les Pèlerins. Everything on foot or by free bus.
Les Houches
Quieter and more family-minded, at the foot of the Prarion.
Argentière
At the foot of the Grands Montets, for anyone coming mainly to ski.
Servoz
At the entrance to the valley, more affordable, ten minutes from Chamonix. We have only a few properties here — ask us what is free.
A property ready to live in, not an empty flat
Our properties are furnished and equipped: you arrive with your own things and nothing else. Exactly what the rent covers and what is left to you is set out in writing in the quote we send, before anything is signed.
- Fully furnished and equipped
- Fitted kitchen, crockery and small appliances
- Bedding and household linen provided on arrival
- Internet connection already installed
- Heating and hot water running
- Ski storage or a store room, depending on the property
- The rent for the exact period you ask for
- Service charges and energy: included or metered, stated either way
- The security deposit and its amount
- The type of contract and its length
- Taxe de séjour (local visitor tax), if it applies to your situation
- Pets, depending on the property and the owner’s agreement
Four steps, and nobody disappearing in between
You write to us
Your dates, how many of you there are, the area you would like and what brings you to the valley. The more precise you are, the more useful our answer will be.
We send you a quote
Within 24 working hours: what is free on your dates, the rent, the charges, the deposit and the contract. If we have nothing suitable, we will tell you that too.
Contract and deposit
You receive the contract to read before you sign. Nothing is committed until you have approved it.
Keys handed over
We meet you at the property, go through the inventory together, and you have someone you can reach throughout your stay.
How a seasonal rent is worked out
We do not publish a single rate, because there is not one: the rent depends on the property, how many it sleeps, where it is, the time of year and the exact length you ask for.
What moves the rent. The size of the property and how many it sleeps, where it is in the valley, the time of year and the exact length you ask for. The biggest difference by far is the season: the same property costs close to half as much off-peak as it does in midwinter. If your dates are flexible, say so — that is usually where the best terms are.
Every quote is itemised line by line: rent for the period, service charges, energy, security deposit. No surprise administration fee at signature.
Seasonal letting, in plain terms
What is the minimum and maximum length?
One month at the shortest, four months at the longest. Under a month it is an ordinary holiday rental and you can book directly through our booking engine. Over four months it becomes a year-round let: see our long-term letting page.
Which are the seasons, and which one costs least?
Winter runs from December to March and summer from mid-June to mid-September: these are the valley’s two high seasons, the most in demand and the most expensive. In between come the off-peak months — October, November and early December, then April, May and early June. The valley is quiet and the same property lets for close to half what it costs in midwinter. If you are coming to work, to look for a job here, or simply to avoid the crowds, that is by far the best period for your budget.
How much does it cost?
The rent depends on the property, the period and the length of stay. We do not work to a single rate and we would rather not display a price that matches nothing. What we can say: off-peak costs close to half what high season costs. Send us your dates and the number of people, and tell us if your dates are flexible: you will have an itemised written quote within 24 working hours, with no obligation.
What contract will we sign?
The contract depends on the length of stay and on your situation — a work posting, a season of employment and a leisure stay do not fall under the same arrangement. The type of contract, its length and its conditions are stated in the quote we send you, and you receive it to read before anything is signed.
Do I need a guarantor, and what documents are required?
The documents we ask for and the amount of the security deposit are set out in your quote. Ask us at the first exchange if you would like to prepare your file in advance: we would rather tell you straight away than at the point of signature.
Are charges and internet included?
It depends on the property. Either way it is stated in the quote: you know before you sign whether service charges and energy are included in the rent or metered separately. An internet connection is already installed in our properties.
Are pets allowed?
That is decided property by property, with the owner’s agreement. Tell us when you first write, and which animal: we will check and give you a straight answer rather than letting you find out at the end.
I am a seasonal worker — can you help?
Yes, and it is a large share of the requests we receive. Give us your contract dates and your employer if you wish: it helps us point you towards a property that suits you and sits sensibly close to your work. We are also hiring — see our jobs page.
Tell us your dates
The area, how many of you there are, your arrival and departure dates. We reply within 24 working hours with what is available and a written quote. If we have nothing that fits, we will say so rather than leave you waiting.
